The position is responsible for implementing and managing all operational activities related to apartment/condo leasing, including move-ins; lease renewals; generating and handling traffic; leasing; qualifying prospects; preparing lease documentation; completing move-in procedures; and managing collections, delinquencies, and evictions. The Leasing Manager provides high quality resident service and conveys resident service requests to the maintenance manager and other service employees. In addition, this position supervises a team of leasing consultants. Implements and manages leasing program for assigned properties. Determines leasing goals. Supervises team of leasing consultants. Manages collections and evictions. Collects and processes all accounts receivables. Manages accounts payable. Processes final account statements to ensure all refunds and collections are completed within established timelines. Monitors expenses to maintain budget guidelines. Administers resident accounts. Manages close outs. Responsible for month-end close. Works closely with the leasing consultants to maximize resident retention and occupancy. Prepares and maintains communication with attorneys in reference to eviction filings. Assists in coordinating marketing and leasing of property. Responds to tenant needs and coordinates with maintenance staff to resolve problems. Responds to all problems and concerns and ensures compliance with rules and regulations. Assists with financial reports. Responds to and resolves tenant complaints and concerns. Ensures compliance with policies, procedures, rules, regulations, and laws related to Fair Housing and residential leasing. Responsible for maintaining 2% or less delinquency ratio.
